Advancement in Bremen's Tobacco Region: Construction of 420 New Homes and Breakground for the Lighthouse Project

In the heart of Bremen, a new architectural marvel is taking shape, setting a new standard for modern urban development. Known as the "Lighthouse," this seven-story office building is a testament to sustainable timber construction and environmental responsibility.

The Lighthouse is being developed by Justus Grosse, with the Oldenburg construction company Alfred Döpker acting as the general contractor. The designs for the building come from the Bremen architectural firm Kukuk Architekten. If everything goes according to plan, around 300 employees from JDE Peet's current headquarters will move to the Tobacco Quarter in the first quarter of 2026, making the Lighthouse the new home of the DACH headquarters (Germany, Austria, Switzerland) of JDE Peet's.

The Lighthouse is more than just an office building; it's a symbol of sustainability. The building utilizes timber as a primary construction material, helping to store carbon and reducing the reliance on more carbon-intensive materials like concrete and steel. This approach aligns with stringent environmental certifications, emphasizing energy efficiency, low resource use, and ecological building practices.

The project aims to operate in a CO2-neutral manner. Through integrated renewable energy systems, efficient building design, and possibly on-site energy generation, the Lighthouse is designed to minimize its ecological footprint. The building offers contemporary office environments designed for flexibility, comfort, and well-being, supporting innovative work practices while maintaining sustainability.

The Lighthouse is a significant milestone in the development of the Tobacco Quarter, a project that is considered a success story and a significant endeavour for Justus Grosse. The signing of the infrastructure agreement for the Tobacco Quarter, which took place on October 24th, paved the way for the approval of over 420 new apartments. The agreement also enables the swift approval of numerous construction projects in the Tobacco Quarter, including eleven residential projects.

TQLiving plans to create 60 residential units on plot 17, which will be fully designed as subsidized housing. Another residential project, 5 Friends, plans to create 89 residential units in five new multi-family houses, with a part of the houses being subsidized for social housing. Alva, Peer, and Lux are three residential buildings that will comprise a total of 80 residential units, some of which will be realized as subsidized housing.

TQStudios (Halls IV and V) is one of the residential projects, aiming to create 194 residential units with a total area of around 16,000 square meters. The development of the Tobacco Quarter embodies the vision of sustainable and livable urban development, as stated by Marcel Linnemann and Burkhard Bojazian, managing partners of Justus Grosse.

The signing of the agreement was symbolically marked by the participation of Mayor Bovenschulte, Senator Unsal, Senator Vogt, and Uschi Wagener. Economics Senator Vogt considered JDE Peet's decision to settle in the Tobacco Quarter a strong sign for the economic location of Bremen.

As the Lighthouse rises in Bremen, it serves as a beacon of hope for sustainable urban development, demonstrating that modern workplaces can be both environmentally responsible and innovative. The project is a shining example of how timber construction can meet the highest environmental standards and be operated almost CO2-neutral.
