The Allershausen municipal housing project, located in the Eggenberger field, is currently facing numerous challenges that threaten its progress and affordability.

  1. Funding Delays: The project has been hampered by funding issues, with subsidy applications unable to be submitted until at least 2026 due to empty funding pots this year.
  2. Cost Escalations: The latest calculations reveal that the project costs have risen significantly to 13 million euros, a stark increase from initial estimates.
  3. Planning and Regulatory Hurdles: Administrative delays and the need to comply with updated regulations have slowed down the project timeline, further impacting costs and funding allocations.
  4. Economic Environment: Broader economic conditions, such as interest rate changes or economic uncertainty, have affected investment capacity and the willingness of stakeholders to commit additional resources.

In an attempt to find a solution, Mayor Martin Vaas is seeking talks with construction companies to explore alternative options for the project. One such alternative is granting a building society the land on an hereditary lease for a municipal housing project. SPD member Sepp Lerchl has proposed financing the three buildings in 25 years with a rent of ten euros per square meter plus moderate increases.

Architect Kai Kroemer has revised the plans multiple times, presenting options for a garage or half a garage to accommodate the needs of potential residents. However, the municipal councils remain skeptical about the rising costs of the project.

The discussions about the project took place at the last meeting before the summer break, with further talks scheduled after these talks. Despite the optimistic intentions, the prospects for the project do not look promising, as the project in the Eggenberger field appears to be on the verge of collapse after years of planning.
