According to Von Poll Immobilien, a well-known real estate agency, prices are up by more than 10% in many regions.

Daniel Ritter, managing partner of the firm, said, "We see an overall increase in nine out of twelve regions we analyzed, with some areas seeing a staggering increase of over 10%."

The North Frisian Islands are the most expensive region, with an average of 12,294 euros per square meter of living space in the first quarter - a significant 10.3% increase compared to the previous year. Sylt, in particular, accounts for these steep prices as it continues to be one of the most sought-after locations on Germany's coastline. A square meter of living space here will set you back an average of 14,597 euros – a 5.3% increase from last year.

The East Frisian Islands, while more affordable, are still out of reach for many with an average cost of 8,743 euros per square meter - a drop of 2.9% compared to the previous quarter.

Moving to the Baltic Sea coast, Fischland-Darß-Zingst stands out as the priciest region with an average of 4,450 euros per square meter, followed by Rostock (3,730 euros), the islands of Usedom (just under 3,600 euros), and Fehmarn (approaching 3,500 euros). The least expensive region is Vorpommern-Greifswald, where a house costs an average of almost 1,600 euros per square meter.
