Developer Awaits Permission for Hotel Construction in Central Krasnoyarsk

In the heart of Krasnoyarsk, plans are underway for a 4-story hotel at the intersection of Perenson and Ady Lebeдеvoi street. The city administration officially approved an exception to the typical red line restrictions, and the developer is set to apply for building permits soon.

The exception stems from unique aspects of the land plot. According to soil studies, the site presents a significant slope. Building in such conditions requires extensive preliminary ground stabilization work to support the foundation and slopes. Due to these requirements, the developer is expanding its plans.

The hotel, as shown in the provided sketches, will only take up half the land area. The initial plans for this location, announced in 2022, included a 2-story underground parking garage. However, the original project has undergone some changes since then.

The company has announced its aim for at least three stars for the hotel, though the certification will be granted only after construction. The exterior design reflects the historical city center, with inspiration drawn from old buildings on Prospect Mir.

Two facade designs were presented to city officials: one with white and red brick. City authorities opted for the white design.

The hotel will span four above-ground levels. Alongside, one underground and two semi-underground levels will house the parking garage. Compared to the 2022 plans, the number of parking spaces has increased by a third, reaching 54. Offices are also planned for the building.

The hotel will feature 51 rooms, with interiors yet to be determined. The company mentions the possibility of a loft-style design. The hotel name is still a working title.

The anticipated opening of the hotel is slated for Krasnoyarsk's 400th anniversary. The developer has announced that it will soon submit its application for building permits.

Aside from the central hotel, a 5-star hotel is also planned for the region, although it is unlikely to be completed by 2028.
