Affordable Housing Project in Kiel-East Advances with "Simple Construction Method"

The Association of North German Landlords with Values (VNW) is spearheading a new housing project in Kiel-East, applying the "simple construction method" to reduce costs and create affordable homes for older members of the community.

The "simple construction method" is a building approach that emphasizes straightforward, efficient techniques to lower costs and complexity, enabling the development of affordable housing. This method often involves using standardized, easy-to-assemble components and minimising elaborate architectural details, thereby reducing labor and material expenses.

The Kiel-East Housing Cooperative project, under construction at Willy-Jacob-Weg 1a/b, will consist of 36 apartments, with eight three-room apartments and five four-room apartments available. The building will house apartments ranging from 48 to 105 square meters, some featuring rooftop terraces.

The VNW, represented by 467 housing cooperatives and housing companies in Hamburg, Mecklenburg-Vorpommern, and Schleswig-Holstein, is managing the project. The total construction costs are estimated at around 9.96 million euros gross.

The construction site visit for the Kiel-East Housing Cooperative will take place on Friday, August 8, 2025, from 1:00 - 2:00 PM at the construction site. Journalists are cordially invited to participate in the visit.

The average net cold rent per square meter managed by the VNW is 6.74 euros. The project applies the rules of the "simple construction method", reducing costs per square meter from 4400 euros to slightly more than 4000 euros. This is achieved by reducing the thickness of outer walls from 24 to 17.5 centimeters, using cantilever balconies, and a sloping terrain for the garage.

The goal of the project is to provide affordable housing for older members of the cooperative. The average rent for privately funded apartments is 12.50 euros, with some potentially reaching 14 euros.
