Rent in Germany: North & South Cheapest, Berlin Most Expensive
Rent prices in Germany exhibit regional variations, with the lowest rents found in the north and south, and the highest near Berlin. In Brandenburg, the average rent is projected to rise moderately, while builders confront challenges due to rapidly escalating construction costs.
In 2024, the average rent in BBU member companies in Brandenburg reached 5.82 euros per square meter, a 3.7% increase from the previous year. Despite this, state-owned and cooperative housing companies strive to keep rent increases at bay in the coming years. Regional differences persist, with rents below 6 euros in several districts and higher in Potsdam and its surroundings.
The construction sector is grappling with soaring prices, which are limiting investments in new construction and modernization. In 2021, only 251,900 apartments were completed nationwide, the lowest number since 2015. Builders have called for reduced standards and regulations to ease the burden.
The federal government is urged to promote deregulation in the social housing sector to address these challenges. Meanwhile, BBU member companies, which account for nearly half of Brandenburg's rental market, are committed to maintaining moderate rent increases despite the pressures from rising construction costs.
