Stock Evaluation and Expert Ratings for Digital Realty Trust
Digital Realty Underperforms Despite Solid Q2 Results
Digital Realty Trust, Inc. (DLR), a leading real estate investment trust based in Austin, Texas, reported strong financial performance in Q2 2025, yet its shares have underperformed the S&P 500 Index and the iShares U.S. Digital Infrastructure and Real Estate ETF (IDGT) over the past year.
The company's Q2 results showed a 10.1% year-over-year growth in total operating revenues to $1.5 billion, a significant rise in net income to $1.05 billion, and core Funds From Operations (FFO) per share of $1.87, beating analyst estimates and marking a 13% increase year-over-year [1][2][5]. Additionally, Digital Realty raised its 2025 core FFO per share guidance to $7.15–$7.25, backed by robust bookings and demand across multiple global regions [1][2].
However, the market may be pricing in factors beyond immediate earnings growth, such as valuation concerns and sector-specific dynamics. DLR's stock valuation appears relatively high at approximately 24 times forward FFO, which may make some investors cautious compared to cheaper REIT alternatives or other growth sectors [3]. This elevated valuation can temper near-term stock performance relative to broader indices.
Moreover, the digital infrastructure and real estate sector competes with broader tech and data center players in investor allocations. Stocks like Nvidia and Taiwan Semiconductor, linked directly to AI hardware growth, have seen sharper recoveries and may be viewed as having higher growth potential, influencing relative performance [3].
Over the past 52 weeks, DLR stock has gained 16.4%, and on Jul. 30, Truist Securities analyst Anthony Hau maintained a "Buy" rating on DLR and raised the price target from $184 to $199 [6]. Of the 28 analysts covering DLR, there are 18 "Strong Buys," two "Moderate Buys," seven "Holds," and one "Strong Sell." The mean price target of $194.46 represents a 13.6% premium, and the consensus rating for DLR stock is "Moderate Buy" [7].
It's important to note that over the past 52 weeks, the iShares U.S. Digital Infrastructure and Real Estate ETF's (IDGT) has gained 19.1%, while the S&P 500 Index has surged 21.9% [8]. On a YTD basis, DLR is down 3.4%, while the SPX is up 7.8% [9]. The company has a market cap of $57.8 billion [10].
In summary, while Digital Realty's Q2 operational results and outlook are strong, its underperformance relative to the S&P 500 and IDGT likely stems from the market valuing growth prospects, valuations, and sector exposure differently, rather than any fundamental weakness in the company's financials [1][2][3].

- Investors may choose to allocate their resources to other sectors with perceived higher growth potential, such as tech and data center companies like Nvidia and Taiwan Semiconductor, despite Digital Realty's solid Q2 results in the real-estate sector, due to differences in growth prospects and valuations.
- Despite Digital Realty Trust reporting significant growth in Q2 2025, the company's underperformance compared to the S&P 500 Index and the iShares U.S. Digital Infrastructure and Real Estate ETF (IDGT) over the past year suggests that investors are cautious about the finance sector, possibly due to sector-specific dynamics and valuation concerns.
